Gene listed a house that I purchased as brand new mechanicals and a propane water heater, after closing we figured out it was electric and it wasn’t new. It was a used model (since 2012). It was my first home purchase and i was very frustrated. Not a good experience for me. Day 1 of moving in the water heater wasn’t working and day 1 cost me $1400 to replace.
