We hired Steve to do a AS-IS and ARV appraisal for our investment company. Not only did he take SEVERAL days (over a week) to return the report which was stressful since it was a rush job, his values were complete inaccurate. When we (the lender and I) tried to explain that you don’t do an ARV by simply adding just the purchase price and the rehab budget together, he explained he had been doing this job a long time and knew what he was doing.
