We hired an architect for a larger renovation and one of the first things he said was, "Don't spend money inside until you know the roof is right." That advice ended up saving us from making a much bigger mistake. The replacement happened before any interior work started, and once the old roof came off it became obvious why he insisted. There was moisture trapped in places we never would've known about otherwise. Now we can move forward with the renovation knowing the building is protected from the top down

Small commercial building, flat roof, standard leak near an old vent that wasn't being used anymore. Rather than just resealing around it they suggested capping and removing the vent entirely since it wasn't serving any purpose. Made sense once they explained it, one less thing on the roof to eventually fail again. Removed it, patched the opening properly, roof's simpler now with one fewer penetration to worry about. Small decision but it's the kind of thing you don't think to ask about unless someone brings it up
