Atrocious start to finish. GEM is made up of borderline crooks. They ignore emails, automatically escalate their exorbitant fees, and recommended zero maintenance in the decade we were with them. Our board members all sold their units and GEM made sure to keep it that way and try to prevent us from calling a new meeting to elect a new board so they would continue to not have a boss or any accountability.
