Considering lack of enthusiasm from the receptionist I live in a good neighborhood and a nice house that they had available at the time. The only thing that I don’t like is that it seems like my rent goes up every money when it should be the same every month even with the water escrow bill. I give zero stars to this gem city rental company The home I live in is in dire need of repairs, toilets, tuns and showers, sinks and windows, ceiling fans, and electric in dire need of repairs, we have to flush one toilet with a bucket, others totally non functional, tubs that leak water, ceilings leak water, and there are holes in the ceiling, and water in the basement, asbestos in the basement, no repairs have been made since Paul Flamingo bought this property at 9 birchwood Avenue dayton ohio

Wow, I called about renting a property. The person who answered the phone, seemed just bored. Real enthusiasm for a potential customer. Anyway, the property was far from ready, and I was advised, work would not begin, until the deposit was paid. That's ass backwards. Shouldn't it be at least nearly move-in ready? Nope, I felt like, "you get that deposit, and folks are stuck." These reviews took care of me working with them, I'm a lady, but daaaamn!!!

I would give this company a zero if it were an option. It's a blight on the city, management is incompetent, and it attracts tenants who are nuisances to neighborhoods. If you are a property owner who simply wants a rent check with no hassles, good luck to you. Your property will be trashed. If you are a property owner who cares, don't even consider Gem City. Piss poor. Never go threw gem city unless you want to live in mold and have shit water drip into your house that they refuse to fix. Took them 3 weeks to "fix" the promlem and now wont even come back out. Its been leabing for about a month now. Our all utilities paid appt doesnt get warmer than 60°f(if that) and we have no way to turn up the heat becasue they control it. Paying 780 a month.. are heat has been turned off twice and we have never have never been late on rent. The working that the propery place are rude as hell ... read more

When we did the tour of our current place we were told that everything would be done before moving in and that they would be able to get it done in a week and a half. We told them that we would give them the month that they needed to fix the place up but they kept saying that they would have it done for us within that week. We were unable to move in until 2 weeks after the date we were told we could move in and still they have not fixed what they said they would fix. I canceled my property management contract with Gem City after a year. I had to repeatedly ask them to respond to simple questions. They also periodically charge you an office supply fee for the privilege of mailing you a check. Everything else is done by email, so I'm not sure why they need office supplies for that. When I canceled my contract with them, I had to ask them multiple times to confirm that they received it. I do not recommend them.
