We bought one of Mike's prebuilt homes in February of '23 and we are happy that we did. It has been a very good experience. We feel like we ended up with a quality-built home. Mike and his team have been very responsive to us and have made sure that we are satisfied. We look forward to many years of comfortable living in our Garabedian built home.
We built with Garabedian properties in 2012. We paid for a soil test/he never did one. He didn’t flash a single window (50+), missing brick ties in our entire upper story / engineers deemed an imminent life safety hazard, wall cavity filled with mortar holding moisture against the OSB sheathing, ongoing drainage issues. We had 2 showers that had pan leaks and mold growth from day 1. When we begged for his help early nov of 2014 (after it started coming through the walls) he said he was shut down for the holidays. Our experience with Mike Garabedian and the staff at Garabedian Properties has been Fantastic. We have been in our Garabedian house for over 3 years. I can't comment enough on the Quality of the build and the Design of our home. We constantly have people driving by to take pictures of the outside. It is just a stunning home.
