Went 2 months in the heat of the summer with no air conditioning because it was not considered an emergency. When my disposal quit working, they told me it was because of something I did. When my refridgerator leaked water all over the floor, they told me it was just condensation. Be aware of this company that loves charging you money but do not uphold their end of things.

My experience was beyond awful. My apartment was without A/C for over a month. There was a brown recluse infestation. I caught over 50 spider on traps in a three month time-frame. The company didn't do much of anything for me. I would recommend staying elsewhere. Also, not how the reviews are mostly either 1's or 5's. Can you say, "Fake reviews?" pfft.

No maintenance is done on a regular basis. They promised to clean the vent on the dryer, but didn't until it set my 3 yr old dryer on fire and I had to buy a new one. There are tons of mice, crickets, locusts (in the walls) ,) bunnies and moles infesting this property and I'm supposed to pay for it. Plus, these people are not pleasant to deal with. And, if you're an owner, they might try to cheat you out of the fees owed. They told me to lie to the owner. Anyway, I wouldn't recommend Gage to anyone.

I had a good experience with Gage Management. They addressed maintenance issues quickly. If you pay your rent on time they don't bother you. The only people who ever seem to post reviews are the ones that are pissed about something, so this is a review from a happy customer. Would rent again

Absolutely horrible! Easily the worst property management company in Lawrence!!!! Lazy, complacent, careless, greedy, inconvenient, and incompetent. Save yourself time and money, rent from ANYONE ELSE!

SHADY SHADY SHADY this place is TERRIBLE the staff is rude they obviously don't care about the people they rent to. when we moved in there were marks ALL over the walls the carpet was stained everywhere and there was smoke damage all over the walls. the doors fit poorly the blinds were all messed up, everything was filthy and a ton of other things i could list. When we arrived at our 4 bedroom house the upstairs bedroom/attic was completely covered ankle deep in garbage. I am sure he charged the previous tenant but he made us clean it up. We took tons of pictures of the property before and scrubbed that place clean top to bottom when it was time to move out. Way better than when we arrived. But he kept our deposit. It was only like $2k but for a student that was a lot. So we went to legal aid at KU and they said we had a good case and good evidence and they had been trying to sue ... read more
