Had a lovely apartment so I decided to proceed with an application. They asked for a $500 "retainer" alongside a rental application, a minimum 2 year month lease, minimum 4 months of a weekly 4 hours showings to prospective leasers, and many other highly tenant-unfavorable lease terms like charging $1000+ for painting and not considering hanging photos on walls as regular wear and tear.
