I lived in the B street apartments in SD. My AC was broken the entire time, despite 4 maintenance requests. My bathroom water smelled like rotten eggs. THE ENTIRE APARTMENT IS FULL OF MOLD AND SO ARE MANY OTHERS. The garbage disposal leaked and all maintenance did was put a bucket under the sink. The kitchen sink and bathroom back flowed all the time. I cannot stress enough how much mold was in the apartment. Seriously. So. Much. Mold.
Terrible. I spoke with a leasing agent one Tuesday (June 3rd) afternoon and booked an appointment for Saturday (June 7th) the same week for 11:30am. Friday afternoon (the day before the appointment, June 6th) I was texted by leasing agent “Caleb” asking if I was interested in setting up a tour for one of their units. I lived in Mocha and Latte for a year each. Located in Escondido, CA. Latte was great didn’t have any issues. Mocha on the other hand was terrible!!! When I moved in the place was still dirty and not cleaned. We had to clean it our self. There were flees in the house and I kept the house extremely clean. My dog was always up to date on her flee treatments. I never understood where they were coming from. I was never a tenant, so my review is strictly based off being an applicant, tourist, etc. F&F seemed pretty great since they do not have any breed or weight restrictions despite the bad reviews. Some properties leased by F&F don't provide the contact information, so it is quite challenging to get a hold of a complex you're interested in. They have an AI responder named Lisa who "answers" all of your questions through text which means she can miscommunicate and you won't get your specific answers answered. If I could leave no stars I would. Absolutely the WORST property management company. Communication was terrible between them. It was a hassle getting a hold of someone. We were constantly blamed for things that had nothing to do with us - I had to show up to their offices to show proof that it wasn’t us. They will also deduct the most outrageous things off your security deposit. To fix an AC frame that was already messed up when you moved in? A complete joke. They’re just a bunch of scammers.
