We just bought (7/28/2025) a home in Westridge Highlands Ranch With the assistance of Steve Novak It was a pleasure to work with him, he is easy going and very personable to talk with. His real estate agent model of rebating his client is the future model for people who can find a home they love online (95% of people do) and who can navigate a home loan (It is really easy). Steve’s may be a discount broker but he knows his stuff better than most seasoned agents. I really appreciated his expertise and support through the transaction. If you’re wanting an expensive closing gift and a warm congratulations Steve may not be your guy. But if you want to pay less and have an expert on yours side I’d pick Steve every time.
Seller beware, this is such a sad way of doing business. I made an appointment to talk to a representative from EZ agents who advertise a 1% listing fee. The owner Steve Novak called me to discuss my sale of my town home. So he was giving me his spiel and he says I actually have a minimum of a $7500 commission. We worked with Steve as our buyer's agent and really appreciated our experience. His model is a great counterbalance to the way standard commission based real estate agent fees have ballooned with housing prices. If you're willing to put in a big of leg work to find the houses you want to see, Steve's model can work really well. Selling your home is very difficult and an extremely stressful process. We interviewed multiple companies to list our home. Steve with EZ agent was excellent , with his years of experience in a very hard housing market knew exactly how to list and market our home. In the past homes sold sight unseen in Denver.
