Plus: parking both off street and street. Minus: VERY hard to get in and out of your watercraft. The lower dock is not very stable and FULL of goose poop. If it was moved away from the ladder, the ladder would make it easier (maybe). I will not use it again.
Nice kayak launch with parking, but…the dock is covered with seagull poop.
A lot easier than old comments suggest

Difficult to launch and there is no ladder. Would be a lot easier and safer with wooden ladder. Easy parking.
