My husband passed away three years ago, and I finally decided I needed to downsize from my big house pictured below which also has a big pool and a pool house. I am a long time resident and former board member of Emerald Forest. When the developer ran the property I absolutely loved it here. However, since her departure things have steadily gone downhill. HOA dues in Phase 1 will be $540 (water included) and Phase 2 will be $485 (Phase 2 units each have their own water meter) come January 1. Assessments of $2798 per unit are also coming January 1. I’ve been an owner at Emerald Forest for two years and really enjoy this peaceful community. After downsizing from a three-bedroom house, I was looking for a low-maintenance home with amenities like a pool, a designated dog area, community room and gym. Emerald Forest checked all those boxes and more. There is a lot of shopping nearby! The HOA fee includes building maintenance and insurance so I really appreciate how the grounds are always immaculate. Impossible to find your way around this place I would recommend putting building numbers that are clearly visible not the same color as the building on every flat face of the building
