I received an appraisal from Advanced Valuations at the same address so I assume it was the same company. The appraisal itself was fine. What bothered me was that they indicated on the report that the "front porch floor is going to be painted." Then I get a surprise bill for $175 because they went back to verify it was painted. I can't imagine the font porch floor paint would make that much of a difference. But to make matters worse, $175 because someone got in their car and drove to the house to look at the front porch? Appraiser underestimated square footage of house, mistakenly listed one less room, and used non-comparable and also foreclosed/distressed/short sale properties from other neighborhoods as comps. Her poor appraisal cost both buyer and seller to lose several thousand dollars on the sale. An appraisal was done by another professional appraiser who used the correct square footage and the correct amount of rooms. Appraiser didn't return a call asking to discuss the errors. I do not recommend this appraiser.
