I manage a six-unit building in Downtown BK, and the top-floor tenants were understandably tired of ceiling stains. The old roof and wet insulation were removed before tapered insulation and TPO were installed. One morning started earlier than the notice said, but the schedule was followed after that. The entrances remained usable and the common areas stayed surprisingly clean. Most importantly, the leak complaints have stopped.

The installation went fine. A few weeks later I noticed the drain strainer moving around whenever it rained. It wasn’t leaking, but it didn’t seem right, so I sent a photo. They scheduled someone to look at it two days later. The strainer was reset and they checked the surrounding roof while they were there. No arguing, no telling me it was “probably fine.” The new roof has otherwise been completely uneventful, which is the point. During the final walkthrough, the first thing I noticed was an electrical outlet that sat crooked in its new mounting block. The siding around it looked fine, but the outlet itself made the whole area look unfinished. They reset the block and straightened the cover before leaving. The rest of the house had already come together well. Old aluminum siding was removed, soft wood near the lower rear corner was replaced, and fiber-cement siding was installed with new trim. Our ceiling leak seemed to move every time it rained, but the source was eventually traced to an air-conditioning curb. The old flashing had split, and an unsupported condensate line was putting additional pressure on the membrane. They removed the failed material, rebuilt the curb flashing, and added proper pipe supports. The surrounding insulation was dry, so a larger replacement was not necessary.
