Michael did get on time though... my appraisal was much lower than expected and even with the appeal showing at least 7 houses smaller and with not many upgrades as mine did, were sold for a price higher than the appraisal value that Michael gave to my bank/me... the weird thing is, on February 2014 I did refinance my house and the appraisal came 13K higher than Michael's, and I did not have my patio cover (3K) and my water softener system (5K) yet done!!
