When buying a new home in the DE area, be sure to ask about the contractor of the complex. We bought in Compass Point in Oct of '22 were told by home builders Ryan Homes that the amenities were going to be great and they were going to be complete early 2023, here we are, already 2 months into the "summer/pool" schedule and we have NONE of them open to us. DXI is the developer in my community. It is 2 years old. Upon purchasing property, we were told amenities would be ready fall 2022. Others were told summer 2022. Now we are being told upon settlement we signed paperwork stating 150 homes had to be sold before getting amenities, so now he is considered ahead of schedule because amenities are almost ready, yet we’re getting annoyed that they are not and keep getting delayed. DXI is the developer for our community at Compass Point. Never have I seen such poor management of a community and a lack of communication and transparency!
Warning: don't buy in DXI communities. They don't appropriately manage their developments and tell residents what they think they want to hear, not the truth. Come take a look around in Compass Point in Lewes for proof. The common areas look terrible. They're not landscaped or maintained in any way. There's trash everywhere. The developer does not communicate with residents or with the property manager to provide any sort of update on project status. DXI is developing our community Compass Point and they are a total joke. They tell you things will be done “next week” yet it never gets done. They blame everyone but themselves. We have no clubhouse, no pool, no landscaping…just dirt and trash. It’s a joke. No communication and horrible execution! Do not buy in one of their communities. The HOA will take your money for “amenities” and never provide them.
