Edit 2: We qualified for three other non-QM loans at the same time, at a rate of 6.75%, with a different lender. With discount points, we qualified for 6.375%. I spoke with a couple other realtors about the differences in rates, told them our situation, and they both agreed that there was no reason why the differences in rates should've been that drastic. Edit: We had a LTV that was very low, due to our properties being paid off, with credits above 800. There was no reason to have as high of an interest rate as we did on our loans. Rates were between 6.75% - 8.5%, and he chose to lock us in at 8.0% with no chances at rate buy downs. —> When I asked if discount points were allowed, he said “it wasn’t possible because they were refinances”.
