I lived at Norman School Lofts from 2018-2021 and Congress Lofts from 2021-2023 - so I have plenty of experience with Del Properties. While Del Hedgepath's history as a slumlord should not be overlooked, it wasn't a horrible experience living his properties (until it was). At NSL, I was the first occupant of the unit so everything was new and beautiful. All of Del. properties are shacks with criminals running it so stay away from this trash!!
The only place I've ever lived that could accurately be described as run by slum lords. These vile people refused to fix things in my apartment, only to charge me for them in repairs when I left. I paid to have the place professionally cleaned when I left, and when I moved in they hadn't cleaned it, but they charged for it anyway. Their own staff bad mouths them behind their backs, and online. Stay away.
