Hi everyone.i live in del prado garden grove mobile home park.This place is terible for rent..even u want to sell very hard.u want to run away easy.because they do everything try to get your mobile home to remodel and sell them.they can let u move in special rent..after that the rent go up to .that why the tennant can not move out even they really want
Fraud at its finest! They lure you in with low rents then increase them annually, avg rent her is \$1500-\$1600 but when I first moved in 2 years ago it was \$1250.Making it near imposible to sell, causing you to end up forfeiting home.( 80-90% of the people do so) Park then resells your Mobile at a Profit then lowers the rent to the new Buyers and the cycle continues. I recently moved out of Del Prado Mobile Home Park and really enjoyed living there. It is true that they charge higher rent than other mobile home parks, but it is worth it since this park offers A TON more space for your home than other parks. Plus it has a big clubhouse, a gym, a CLEAN pool, and a nice jacuzzi. I believe that, even though it has "one of the highest rent lots in OC" it is also probably one of the best ones out there.
wish there could be a way to put no stars but there isnt this is the worst place to live and its progessively getting worse ive lived here for 3 years it used to be an alright place to live but its just bad now once i can sell my house im out of here its ok in the day but at night you just have creeps and little punks who thinks there gangsters its just annoying and the rent has been going up every year the manger thinks its a good price since we are down the street from disneyland but with the prices she wants us to pay you... read more
I lived in this park for 13 years and finally had to move out the rent got so high. Whoever own this park are money hungry gougers. I loved my mobile home but I couldnt see paying that high of rent and having to do my own maintenance, so we eventually moved to an apartment and payed the same rent but didnt have to do any maintenance. These people who own this place arent very good business people are they would keep the rent reasonable to encourage people to stay. So there lose. Stay Clear
Avoid this place at all cost. Rent 1600 a month. Ridiculous rules to increase rent yearly if park is not maintained clean. Its a huge scam.

Del Prado Mobile Park is a JOKE. They have park managers who are ignorant. DOnt move into any of the Del Prado Moblie Parks. You have been warned. They replace park mangers like i change my sons diapers. They are very shady. Del Prado has one of the highest lot rents in OC. Some tenants are paying \$1,500.00 a month for rent. They raise your RENT 10% EVERY YEAR.....
This was the most ridiculous space rent in Orange County. They say its so high b/c its near Disney....woohoo....like who cares...we are residents of OC. They change managers and policies, steal childrens toys, kick people out of the pool early and for making too much noise, raise your rent every year by 10%. Once you move in, they make it impossible to move out. I had to relinquish the rights to my home back to the seller b/c my realtor and the seller were stealing from me to make a profit.
