******Update: Less than six months later and this neighborhood has completely deteriorated. What was once a promising community now looks neglected and unkempt. Yards are overgrown with weeds, trash bins are left out 24/7, and cars are constantly parked along the streets—often blocking traffic and sidewalks. Many homeowners appear to have more vehicles than their driveways or garages can handle, making pedestrian access a challenge. Even worse, the HOA, Builder, and Developer are completely unresponsive. UPDATE AFTER 1 YEAR: Editing my review to reflect the fact the Smith Douglas continued to be great and easy to work with throughout our first year. All of our few warranty requests were addressed quickly. We had only a few minor issues, and most were to be expected. Using the homeowner’s portal, I was able to submit these issues under the warranty request tab. Every single time, we were quickly taken care of.
