ROACHES! I had to get rid of half my stuff when I moved out because the roach infestation in my apartment was so bad. Management refused to treat for bugs and we had to treat them ourselves but everytime we got rid of them they came back. Management also refused to do pretty much anything else. We had a gaping hole in our bathroom floor from the day we moved in that was never addressed, a running toilet for almost a year they refused to fix and we had to pay the water bill for, and no heat for an entire winter.
