This company sold us a house with a plumbing pipes issue on April 15 2022. The house plumbing pipe system for the second floor which affects 2 bathrooms plus the washer plumbing system was reported several times during the one-year warranty period. They came to fix the issue but only plunged the plumbing and never repaired what was causing the problem. Kimshell Properties refuses to come out and fix an issue with the powerline coming from the pole to the home Ive called the power company I called the fire department everyone says its their responsibility they still refuse so I am sending a registered letter stating the facts and they are also trying to charge me late fees for a outdated contract so just saying not what you would expect from a good business property management
Do NOT buy from Cooks. The whole neighborhood in ******** is a joke! They didn't even do proper parking for the residents. They lie and don't honor the warranty. RUN! They ruined my flooring and gave me the runaround and then voided the warrant. Paint is all over floors, walls are unsanded as well as baseboards. The cabinets are crooked. This place is a rip off. Waste of a 50 application fee. I've been waiting to be housed since June. It's is now Augurs . Instead I've been getting the run arounds. I'm calling everyday to see if they updated the housing list. They're constantly posting housing on their social media. They are scamming ppl out of 50 dollars. After 60 days you have to reapply again. No wonder they have police in there. I been up their like like five times when you call they lie you go up there it's a different story. This company held over half of my security deposit for reasons which were absolutely ridiculous, I waited for five weeks for a refrigerator to be replaced which food was ruined no compensation and four weeks for a stove to be replaced and could not cook all this time no money was deducted from the rent. Beware their first friendliness it will turn on you at the end of your lease. Left one star rating that's the lowest available.

The home was freshly painted with brand new carpet upon the start of your lease agreement. Upon the end of your tenancy, the walls had several marks on them in which you were only held responsible for one heavy black stain in the upstairs bedroom ($150), however the homeowner had to pay the larger portion of painting he incurr... read more

Beware. This company will take your money & never communicate with you. I applied for an apartment advertised as a senior community. First of all: ***** ****** apartments are NOT a senior community. The office will tell you they're not renewing the younger ones lease but they have not informed them of it & it's totally unprofessional to tell a potential tenant that. No new tenants under the age of 55 will be allowed to move in. Tenant's that are not of age will not have their leases renewed. We don't communicate on lease renewals till 45 days before renewal.
