This company sold us a house with a plumbing pipes issue on April 15 2022. The house plumbing pipe system for the second floor which affects 2 bathrooms plus the washer plumbing system was reported several times during the one-year warranty period. They came to fix the issue but only plunged the plumbing and never repaired what was causing the problem. Do NOT buy from Cooks. The whole neighborhood in ******** is a joke! They didn't even do proper parking for the residents. They lie and don't honor the warranty. RUN! They ruined my flooring and gave me the runaround and then voided the warrant. Paint is all over floors, walls are unsanded as well as baseboards. The cabinets are crooked. Do not buy a home from this builder or build with them. My entire community is unhappy with the way they graded the neighborhood. They have caused drainage issues. They have caused erosion issues. They refuse to help you when you file any claim or they will send out their wives to fix the issues. They are unprofessional. I wish someone would've told me to not buy from them. It's honestly the biggest mistake I've ever made in my life. They create more problems by building homes than giving people a nice home to live in. They ... read more

Please do not buy a Cooks Residential home. I wish someone would have warned us a year and a half ago.. I have picture after picture of poor quality work, we have spent thousands fixing problems they never fixed correctly. Major issues, Roof issues, gutter issues, our pipes rattle in the walls. Yes, our brand new house has rattling pipes like its 100 yrs old .Drainage issues down our entire front left yard. Bought this house new. Was told we have 1 year to file warranty problems. We filed several issues to include caulking and door paint problems. They came out and started applying white caulk next to gray siding. They do make gray colored caulk. When we confronted him, he said he would paint it. We told him the paint would cause problems. He had a hissy fit and left. They also don't prime doors before painting saying they do those things. There are other things which they refuse to do as well. They are not a good business.
