horrible experience, they remain protected in their lack of expertise by hiding behind a federal regulation prohibiting homeowners from contacting them with concerns. they have NO idea how they can adversely affect one's life during the re-fi or home buying experience. they can continue to underestimate the value of homes without anyone to answer to.
