As a tenant for two years who recently moved out, here is my honest review: Cons: -Rent increases every renewal, at least 3%, ours went up 5%. -[Fees] Mandatory $300 amenity/club fee every year as of 2024 ($250 before). -[Noise] If your unit is in the central area, expect daily noise—not from traffic, but from children playing. They may also bump into your parking car without concern. If you work from home, expect frequent disruptions. -[Deposit] Move-out cleaning fee is unavoidable, no matter how well you clean. Common entrance area smells WEED 24*7*365. Make sure to check the common entrance when you are checking the apartment. Mostly apartment is shown via private entrance so you might later regret and live with weed smell your entire duration. Weed smell is so much and so strong that it enters my apartment via heating vents, common entrance door. If you are planning to rent then always be prepared for second hand smoking as smoking is permitted inside and outside apartments.

Valentina in the leasing office is thee nastiest, most condescending woman I have ever met. She has 0 customer service skills and has been extremely rude on multiple occasions. Maintenance is wonderful. David and Henry are the hardest working people I have ever met and make the complex bearable to live in.

Our time at colony oaks was pleasant, but ended in a true bang. We were one of 3 separate buildings impacted by the fire. We receive alerts about children hanging on tree limbs, people parking in two spots, but yet when 3 separate unattached buildings caught fire within under 21 hours we received no notice. Why would a complex alert it's tennants of something as small as those, but not let those in the complex know about 3 fires in 3 separate buildings.
