They don't pay the good appraisers enough so what you get is apprisers that are often 10-20 miles away from the subject property and get terrible values back. Here is how you stop this. Get the name and license # of Appraiser Do not book appointment until you verify the appraiser is local within a 5 mile radius in metro areas if not reject the appraiser and ask the Lender to reassign to another AMC. Terrible experience. I paid for a full appraisal, but they didn’t even finish the job. The appraiser claimed they couldn’t access the second floor, yet there were zero pictures or proof of anything blocking them. I walked the property myself with my agent and had no problems accessing the attic or any part of the home. What’s worse is they refused to refund me fully, even though they didn’t do the work. This company is terrible. They do not respond to emails and you cannot get them on the phone. My clients rate is about to expire and now I have to charge them for an extension when this company caused the delay. Avoid at all costs.
