I rented from Mike & Nanci Watts for 3 years at River Oaks. It’s a family run business- They only own two buildings, River Oaks off west sac & hazel street apartments. They are old school- pen to paper lease & money order for rent. the apartments are clean & affordable. If you have a problem with anything on site just give them a call. Overall great place to rent! river oaks 3 bed 1 1/2 bath each unit gets 2 parking spots

WORST LANDLORDS EVER!!!! They are completely unreasonable and don’t give you a chance to speak. Their slow on repairing things. They make you sign a contract with all kinds of things in it that are illegal in the state of California. Such as cleaning the carpet each year, even if you are not moving out. They demand that you sign the next year lease 8 months before your lease is up. When you go to move out don’t expect to get your deposit back. They will nitpick every little thing they can and keep as much as possible. They c... read more

Re: 647 W 4th address. Started great, ended sour. Pros: huge rooms, reasonable rent, nice landscaping and 10 minute bike ride to campus. Cons: Dan Osterander changed the person in the management office. She's rude, unhelpful, defensive and lazy. She's never there on time and she leaves early. They took $90 out of the deposit for every room that had tack holes in it - ridiculous. That was 4 rooms. $360. They charged us for a hole behind the refrigerator.
