Friendly and professional.
Avoid this company at all costs. The staff is extremely rude and condescending. We are in post close with a simple missing item on the closing disclosure. They refuse to reply to emails now that the file is "done" on their end. When I called in to ask, the woman who answered first scoffed at me--as if the whole call was a major inconvenience--and then proceeded to tell me the closer on that file was busy.
