They only look at a single line on your last year's taxes to make their determination. We had a not-so-great year during Covid with our business, however, the current year was/is fantastic. We also have enough cash in the bank to pay off the entire loan, own an additional house free and clear, own property free and clear, have substantial investments and retirement, and have an excellent credit rating. I did a refi with them, good service on the refi but they loaded my info into several marketing databases without my consent and I am now receiving lots of junk mail about mortgage insurance. They use all the colored envelope techniques so it looks like you have an overdue bill or something, makes me feel like the company is trying to scam me now. What a way to destroy the trust.

We refinanced in summer of 2020 with Cherry Creek. Our loan officer was super helpful and put together a number of different loan size and rate options for us so that we could make the very best decision. Through his efforts, we were able to save hundreds per month. Also, their online systems for sharing our documents are easy to use and secure.
