Honestly at first I was a bit disappointed in the appraisal value that I received for my house. I had to reach out to my lender as well as Charlotte Metro Appraisals to figure out why my value wasn’t where it should have been. I realize that everyone makes mistakes and a mistake had been made on my initial appraisal. After reviewing my appraisal, Charlotte Metro Appraisals made it right. They are really great folks and will do the right thing.
With a crazy market and a crazy time to get appraisals accurate, Ben Randolph was spot on and I would recommend him to anyone. We live in a subdivision that has multiple "layers" from ranch style all the way up to Manors style. Ben took the time to make sure he understood the lay of the land and how our home compared to homes that matched our home style. He measured accurately and saw all the details needed to come in with a very reasonable evaluation.
This is a response to "robvoegele" review. It is unfortunate your home did not appraise. Appraisals that come in under contract are always the reports appraisers have to work the hardest on due to the scrutiny end users will attempt to perform. I spoke with your agent on a couple of occasions and requested she provide me comps she used as support for your listing price/contract price. She was unable to provide me with anything. I do not feel that the appropriate due diligence, comparisons and effort into repairs on a previous foreclosure were taken into account for the pricing of my house. He took the nearest house with a similar floor-plan in my neighborhood and just assigned the same value to my house. He managed to come in +5% lower than contract price.
