For me it’s been Winding road. I had issues with PM Henry Zhang because of his lack of experience. He is amateur to the degree where he invents his own rules. It is a constant struggle. Eventually after speaking to the owner Bill Blackall my concerns were addressed. I was asking for documentation like owners list, bylaws or parking spot information, not mentioning other, all were denied because of “ privacy of owners I could not get owners list” what is not true or I was ignored and stone walled. One of the worst strata management companies I’ve dealt with. They routinely ignore emails, delay responses for weeks (if they reply at all), and show no urgency in dealing with serious building issues. Concerns from residents are brushed off or go unanswered entirely. Problems like pests, maintenance, and general upkeep are left unresolved while they continue to collect fees with no accountability. If you're living in or considering a property managed by this company, prepare to be ignored and frustrated.

The service that Rick Dean provides is either non existant, massively delayed, careless or botched. Hi provides incomplete replies, he really gives gives you the feeling he could not care less. It's amazing he still holds this job. I also work in the service industry and I would have lost my job a long time ago dealing with people like he does.. seriously mind blowing.
