We recently required a bank appraisal. We have 35 acres, 280 feet of lake shore and a 5 bedroom/4 bathroom, executive home built in 2003 on a beautiful lake outside of Alexandria, MN. Marisa’s appraisal came in $266,000 LESS than a bank appraisal conducted in 2005. Why? She totally neglected to take into account the 280 feet of lakeshore.
