The following is my opinion: Watch out for Del Webb Pulte and Associa HOA management. As past president of an HOA for many years I have some experience. For 4 years I have lived in Del Webb Carolina Gardens and management experience has been terrible, in my opinion The HOA manager is beyond terrible. Non responsive, poor decisions, just not up to the job and the developer BOD just doesn’t care. She has approved ARC requests for some residents and denied others for the same type request. We are not in the habit of writing poor reviews. However, enough is enough. We moved from northern New England to North Carolina and chose Del Web Overlook, at least in part, because of the stellar reputation that Del Web has. We are beginning to think we made a mistake. To be honest, our new build has been fine. We had a couple of minor issues and they were corrected in a timely fashion. We recently closed on a new home built by [Builder Name], and overall, we consider it a very good investment. The quality of construction met our expectations, and the home was delivered in clean, move-in-ready condition. We’re pleased with both the value and the experience so far. However, we did encounter one minor issue: two trees planted along the easement did not survive the winter.
