Sam Carnes, Kim's son has done several inspections (4) for my family and self. He is on time and prepared when we schedule an appointment. I have walked through 2 inspections with him. He was able to talk things through and educate me on what he was looking for. He took the time to explain what he was seeing. With being a first time home owner, I did not know much about the ins and outs of a home. I got a hold of Kim on a Thursday and the following Tuesday we met at my new house. He was amazing, extremely knowledgeable with the big things and even the smallest little details. This person just inspected my home tonight, while on hire from our potential buyers. I came home to a very messy home (things way away from where they started when we left) and also, our burner covers are burned. The inspector either turned on the burners and left the covers on or turned on the oven and left the covers on. Regardless, it's a safety issue and is being reported to my realtor, the buyers realtor and whoever I can report it to because he is obviously not a safe inspector.
