I kept waiting for the old ceiling stain to darken again, especially during the first couple of storms, but it hasn’t. The roof also doesn’t hold a huge puddle along the back wall anymore. I’m not going to pretend I understand every layer they installed, but I know they added slope toward the drain and replaced some bad wood underneath. Finally, the chimney leak is gone. The shingles around it were still in decent condition, but the old flashing had been covered with layers of roof cement. They removed all of that, installed proper step and counterflashing, and replaced the shingles they had to disturb. Some mortar dust landed on the deck below, which we swept up ourselves. Not a huge deal. The repair has made it through several storms

What was great was during our commercial roof replacement was how well the equipment areas were handled. We have several rooftop units, and the old membrane was failing around more than one curb. The proposal included new TPO roofing, tapered insulation, a cover board, curb flashing, and walk pads. Once removal began, wet insulation was found between two units. I waited through a full rainy season before writing anything because our leak had always been intermittent. Water used to appear beside a ceiling light only when rain and wind came from the same direction. The roof itself was in usable condition, but a group of pipes had been flashed together with layers of incompatible repair material.
