Several large planters had remained in place for years while the roof was repaired around them. When the garden was finally removed, roots and trapped moisture were discovered beneath the protective mats. The membrane contained numerous small openings, and moisture testing showed that the insulation was wet across much of the planted area. Replacing the roof wasn't our first choice, but after comparing what we'd spent on repairs over the last five years, it was obvious we were just delaying the inevitable. Most maintenance activity focused on the main roof. Very little attention was paid to a smaller section above a service area. Bought a townhouse knowing the roof would eventually need attention, just didn't think it would be in the first year. Bushwick Roofing came out for an inspection, showed me photos of a few problem areas around the flashing, and explained what needed immediate attention versus what could wait.
