Missed bathtub drain broken valve, insulation covering attic vents, mold on garage insulation, bathtub drain was slow after running water for a few minutes. I’m sure we’ll find more problems.

If I could give him a zero rating I would. After we moved into our home we found out that the furnace was too small to accommodate our home. Also the duct work leading to rooms had to be completely replaced because it was installed correctly. This ended up costing $2800. Also the gutters on our house were so full that they were plugged. We have Been in our home for 7 years. And have discovered numerous problems with the home that repair men tell us your inspector should have caught that over and over again. Our kitchen plumbing was draining into our sump pump. We had knob and tube electric over the house. Our water problem in the basement was much more than a grading problem according to the inspector. These were all the major thing he missed. Realtors seem to recommend him highly. But I suggest to find your own.
Just over a year since my home inspection and I have found numerous small things and one major issue. During a random check I was flagged by the city of De Pere for not having correct venting for my gas water heater. It requires a 3 inch liner to be put in at the tune of $500.The city inspector couldn't believe it wasn't caught during inspection. Only thing noted on inspection was the need of a foot for the gas piping for condensation to drip down. The venting was easily accessible from either basement or roof. No excuse.
