UPDATE 3.13.2026 I just wanted to share an update regarding maintenance at the property. The new maintenance supervisor, I believe his name is Jared, has been doing an excellent job. He is very on top of things, responsive, and getting issues addressed quickly. I truly appreciate the improvements and the care being shown lately. Be aware: Washington law generally requires everyone’s consent before audio recording inside a private home. Renters should know their privacy rights and question any recording inside their apartment. Update:1/23/2026 Guardian Property Management and Brandt Terrace Apartments are locking me out of my own apartment—changing the locks and denying me access. This is illegal under HUD and RCW 59.18.150; locks cannot be changed without a court order. This is retaliation. This is self-eviction, which is illegal in Washington State... read more

Update:1/23/2026 Guardian Property Management and Brandt Terrace Apartments are locking me out of my own apartment—changing the locks and denying me access. This is illegal under HUD and RCW 59.18.150; locks cannot be changed without a court order. This is retaliation. This is self-eviction, which is illegal in Washington State. Under RCW 59.18.150, a landlord cannot lock a tenant out, remove their belongings, or shut off utilities without a court order. UPDATE 1/7/2026; I moved into Brandt Terrace Apartments, and the unit was not ready or properly inspected—the front door was unsecured, the bathroom fan was broken, and there is mold under the kitchen sink and between the windows, just to name a few. I am allergic to mold and have (MCAS), making this extremely dangerous. Maintenance painted over mold under the kitchen sink, instead of fixing it, and the kitchen cabinets still need replacement.
