I had a very disappointing experience with Beverly Hills Escrow. They caused significant delays in what was supposed to be a straightforward cash sale. Communication was poor, and I constantly had to follow up for updates. The most frustrating part was that I ended up doing much of their job myself. I had to contact the HOA to obtain required documents and gather several other documents that the escrow company should have coordinated. My final escrow is closing late because the office was too backed up to respond to my lender’s request for certificate of final title protection (which they could have sent proactively) within 24 hours, and I had to play phone tag to troubleshoot when they did not respond.
