The staff is very nice. The rooms are a little dated, but they're probably doing their best after the double whammy of the 2024 hurricanes. You can't beat the location overlooking the water from both the front and back of the rooms. The breakfast waitstaff is very nice. Have stayed here multiple times, and will visit again.

If you like a humid room where your clothes feel damp and nothing in the room is dry, stay here. If not I would stay somewhere else. Great location but can’t justify staying here for that reason.

I booked this stay for my girlfriend’s 60th birthday, hoping to make it a truly special and memorable experience. While making the reservation through Booking.com, I was in communication via text with someone who assured me that we would receive an upgraded room with a balcony. Based on that promise, I felt confident that everything was set for a great celebration. Unfortunately, when we arrived, the upgrade was never honored. First, I’ll give the good points: the little town of Dunedin is quaint, dog, friendly, there’s a lot of places to ride bicycles, it’s a beautiful area of Florida for the most part. Bad points: we paid around $1200 for four nights. Luckily, we had a lot of rewards built up on our one key that paid for most of the room and stay; however, there’s no beaches near this hotel at all. This property is the best! It is right on the water with a few over the bay. The king rooms with balcony actually have two views. The beds are so comfortable. Staff are warm and helpful. We have been staying at this location for 6 or 7 years. Besides the hotel, Dunedin is one of our favorite get aways - food, art, bike trail, water, nearby beach. Wow! Updated - 1/22/26 - Always a wonderful time Updated 3/17/26 - Never disappoints. We will always stay at BW Plus Yacht Harbour when we come to Dunedin!
