Do NOT use John Hogan as a property manager. He is a complete waste. He does absolutely nothing, but collect rent and he really doesn't do that because they mail it in. He will let your home go to complete crap and not think twice about it. He charges 11% and promises to give you better service than his competition when in all actuality he service is non existent. He let a leak sit for months because he "hadn't gotten around to it yet." Garbage! If your home needs repairs, he'll expect you to arrange it. Waste of a penny.
I had my house managed by John Hogan for about 6 years. The guy is an idiot. He did not know how long a deposit was suppose to be held. As a result, I had to pay the house damages out of my own pocket because he returned the deposit. Other tenans broke screen door, sealed up window without permission, steal the freezer, broke the refrigator, broke or steal my washer and dryer without paying any compensation.
