The appraiser that came at wasn't in my house for more than 10 minutes.The comparable houses they used don't even match my layout and to give such a low-ball appraisal when I just had one 2 months prior that was appraised at 78,000 more but my lender wanted to go with his appraisal company.. I would never use your service in the future
The owner/operator performed an appraisal on our property in Lakeland in mid July. He took note of all of the improvements we made on our home since we took ownership 16 years ago and took that into account in determining the value of our home. The appraisor was well informed on past and recent sales in the neighborhood and surrounding area and valued our home at a fair market value at the contracted price.
This appraiser lowballed my appraisal, costing me significantly in financing costs. He had me $85,000 LOWER than Zillow. I know Zillow is not appraisal-accurate, but they are not usually THAT far off. Lender agreed that appraisal should be appealed, they were as surprised as I was at the valuation. I submitted 5 additional comparables but appraisal company said they were too far away, which is BS. The "comparables" that this Patrick Eftink guy used were a joke.
