Avoid Carol Barton appraisal at all costs. She has caused significant issue and loss of money for both me the buyer and the seller from her unprofessionalism and from being incompetent. Did an appraisal for us and then she needed to make corrections on the appraisal before it could be submitted to lender. She never returned any calls or texts to fix the appraisal therefore requiring us to get ANOTHER APPRAISAL from someone else. Poor assessment of property using multi-listing comparison technique incorrectly. Exterior evaluation is a bare minimum appraisal of a property. The location of the property plays a great deal in market value which was not taken into account.
