Chris did our inspection nearly 3 years ago and his lack of attention to detail has cost us almost $15k in roof leaks, a/c repair and home repair. I can't say anything about Baltimore Home Specs as a company but you should not allow Chris W to do your inspection Edit; I did contact you, you're welcome to respond or I can continue but this time with photos of the items you clearly missed. as proof. Your choice.
If you hired him yourself I’m sure it was better but if your realtor recommends/hired him he will miss many things in his report like a large crack and foundation issues in brick, crumbling brick on exterior and rotted wood throughout property, history of water leaks, etc. He won’t go on the roof or check other sides of property if they’re hard to get to (he won’t even look out the window to check it we can’t access a side).
