On September 10, we were quoted a specific rental price during our visit. However, on September 11, when we returned and were assisted by different leasing staff, the price had already increased. This inconsistency in pricing practices gives the impression that terms are being adjusted arbitrarily for profit, which creates a negative perception of the community and its management.

Working with JoJo, Raquel, and Mario changing apartments. So far so good. JoJo very accommodating. Allowing enough time to make the move as painlessly as possible. Moving is probably the worst experience.

Ever since David Sibrian started working with Avila Apartments at Rancho Santa Margarita nine years ago, he's been doing a great job. All our services requests were completed by him excellently. Thank you David for all your help and support.

I have been living at Avila for over a year and since the beginning my experience was great! Sandy was my leasing agent and was so incredibly sweet and personable. It was the first time I was renting alone and had so many questions and what ifs and she was so patient with me! I can’t rave about this place enough. I value my living space way more than any flashy amenities so I absolutely love my unit! I am in the A1 layout second floor so there are parking garages under me and just one level above. We have been residents at Avila Rancho Santa Margarita for 5 years and have serious concerns about the ongoing fees, including an HOA charge that appears higher than the actual rate, and the lack of responsiveness to tenant issues such as disturbances. Unfortunately, these issues have diminished our living experience and influenced our decision to move elsewhere.
