I'm absolutely fed up! Despite my desire to give zero stars, I'm forced to give one. My lease ended on March 5th, and I gave them the required 60 days' notice on Jan 5th. But guess what? They charged me for two days short! It's crystal clear that I gave more than enough notice. From Jan 5th to Jan 31st, it was 27 days, from Feb 1st to Feb 28th, it was 28 days, and from March 1st to March 5th, it was 5 days. That's a total of 60 days! This is the worst place we've ever lived. The noise overhead is almost non-stop. No help from office step after repeated attempts. They do not enforce the quiet hours from 10 pm to 8 am. With very high rent, you expect your concerns to be addressed and resolved. This, in my experience, is one of the worst customer service experiences I've ever had.

We filed a BBB complaint regarding this company's refusal to return any part of our initial deposit upon move-out. Their response to our complaint of normal wear and tear charges is laughable! This company is RIDICULOUS in respect to their business practices, so BEWARE before you reside on any of the properties they manage. PART ONE I NEVER write reviews on Google, unless I HAVE to… so READ THIS ONE! ……………………………. I moved in on September 15, 2022. Tonight is my 5th night here and I’ve seen roaches (that’s right, multiple roaches…. Many, many roaches for an apartment with $1k monthly rent). My oven does not work. 2/3/22 - 2/4/22 - 430pm - no plows. nothing. tenants are stuck oh well. no sidewalks. kids ride bikes and you walk in the street with people driving way too fast. the staff is living here too but way too busy to tend to anything. *****Parking is a nightmare. Even folks with garages have them full of junk and must park in the street lots. They each seem to have three to four cars. They should reserve most spotsFOR TENANTS ONLY. STAY AWAY FROM THIS COMPLEX. BAIT AND SWITCH TACTICS GALORE. The only positive is the maintenance people are great. Management is horrible and total s*umbags. If you speak to Jessica S. run the other way. The lady is clueless on how to run a complex and has the worst customer service/people skills – which is a pretty high requirement for the job. I've been a resident of Park Valley Since May 2019. It has been a drag since the day I moved in, but for financial reasons, it was my best option. they care nothing about the residents, The staff is TRASH (corporate and local)they are lazy with maintenance requests, the pricing is TRASH, the gate is ALWAYS broken, the mailboxes are ALWAYS broken. Recently, we ILLEGALLY sat without mailboxes for 4 months. if i hadn't called and complained, there would have been no communication. This apartment is not worth your time or money.

I was a resident at one their Aurora CO properties. The Hearthstone at City Center to be exact. This place has treated me very poorly while living there. During my residency here I paid my rent every month on time or early and left the unit in way better condition than when I moved in which I showed in my move out pictures. Not only are they currently illegally with holding my deposit 4 months after moving out but they (Keri Fields and Tammy Guida) are doing nothing to resolve the issue. Been a new tenant for a month and a half and already I am seeing the scam in these apartments. Hidden fees like setup fees, water, trash, sewer, electricity, gas (when I'm paying electricity & gas to Xcel already!) extermination fees, carport etc....it goes on! On top of everything this apartment was in poor shape after previous occupants left, blinds and skylight wall is cakes yellow with cigarette smoke!
