Giving Lee Brand a 1 star review is more than he deserves. He has cost several of our clients the ability to refinance. Yes he gives quick turnaround time compared to others but is that really worth it to come in $60,000 or more lower than other appraisers. We have come to the point where we need to let our customers know that if he calls them to schedule an appointment to say 'no thank you'. Beware of using ASAP Appraisals if they are assigning Lee Brand. He will cost you business and hurt your customer as well.
After their appraisal, they listed my home with only 3 beds and 2 baths. When in fact it has 4 bed and 3 baths. Which hurt my value considerably. I was under the impression that he could count.
LEE BRAND is a NIGHTMARE. He is a deal killer. Do not use his services. I've successfully closed 20+ homes in the past 2 years, he does not know how to appraise.
I am a licensed Real Estate Broker and Investor who has been in the business for over 30 years. If you are assigned this appraisal company specifically Lee Brand do not proceed request a different appraiser/company. Not only will he completely sabotage your current sale but his undervalued appraisal will also make any after sale be undervalued for up to 6 months. I've been a top real estate agent in the past and I've seen many, many, appraisals but never one as grossly under valued as this one from ASAP Appraisals by Mr. Lane Pfister. Firstly the appraised property was waterfront with a west sunset view on the largest lake in "The Lakes" subdivision with, the largest lot of the compared properties. The appraiser compared this home to 3 non-waterfont homes with smaller lots and called the lake a "pond". I am a licensed Real Estate Broker who has been in the business for over 20 years. If you are assigned this appraisal company specifically Lee Brand do not proceed request a different appraiser/company. I know my niche market as i have farmed it for over a decade. The appraisal provided on my investment property for re finance purposes was completely inaccurate and way below market value. I'd like to think i am conservative to begin with but the report stunned me!
