I have had John and Area Best manage a small residential for me since 1996 and I am out-of-state for the most part. They have done a good job. One tenant even returned after a few years and waited in order to re-rent my unit. Had one issue with a sub-contractor on some major work, but I believe the sub mislead both John and myself. Tenants do damage properties and do strange things, it is a fact of life. Property managers learn after the fact. Communications has always been good.

We have multiple apartment buildings and have chosen to work with Area Best Management (John Nichols) for the past several years. Prior to ABM we employed our own "In house" Property Managers for more than a decade before switching to ABM. We are VERY pleased with ABM and like supporting a local small business that is based in Montrose. John is very committed to his business, employees, and tenants and for the most part does an excellent job of balancing the daily tasks at hand. I lived in a rental apartment for 15 months.i had a kick ass mold collection.every color you can think of, mostly black. The wind blew through the place like air through a wind sock. And the staff at area best is a bunch of snotty ass holes. Once they get your name on the contract your screwed John took over half my deposit and the place was filthy. I found a box of cereal under the stove and refrigerator. The carpets were never changed sence the place was built.it is a wreck.

Very unprofessional! I was to be at a viewing and 15 minutes before I showed up for it they had rented the property I left work to meet with them they never showed up only to find it in a email that the property had been rented I will never do business with these people at all I have since here horror stories about this company pure slumlords!

WARNING: This property management company regularly sprays RoundUp and/or 24D on their properties without notifying their tenants prior nor even after a significant application has been administered. This practice is unprofessional and inconsiderate in the very least and even possibly illegal. Note: RoundUp has been shown to be severely toxic to animals and to humans.

The very worst in the world. Never on time, always an excuse, and obviously you, as a customer, are last on their list. I will live with my parents before I rent from them again

They are the absolute worst! If it's my dying breath I will eventually own this company & fire everybody that works for them. I have hired a lawyer & the Better Business Bureau.

HORRIBLE!! John is the most unprofessional person I have ever dealt with. He did not manage my property, did not answer calls or emails timely and was very rude when he did.
