Very inaccurate, unsubstantiated appraisals. I had two pieces of property appraised. One immediately sold for $50,000 more than the "appraisal connection" said it was worth. The other failed to notice the 1900 feet of waterfrontage for the property and did not even appraise the property as waterfront, undervaluing it by several hundred thousand dollars. The appraiser also missed the guest house and failed to utilize a two month comparable sale for the acreage which resulted in an additional $200,000 undervalued appraisal.
