Absolutely one of the worst appraisals Ive ever seen! The appraisal came in at 40% less than the actual value with two approaches, not just one! It amazed me how they concluded their own opinion of what the comps said and they discounted the market value 40%. They are blowing deals left and right due to the fact that they are afraid that banks will sue them for appraising real values.
