I would have to agree with other reviews that recommend refusing this appraiser should your lender (ESPECIALLY if your lender is Vystar CU) choose them as your appraisal vendor. This appraiser severely undervalued our home. We earned an additional $50k worth of equity by going with another lender's appraiser.
Very very poor appraisal of what the CURRENT market is. Did not use any recent comps but used comps from 8+ months ago and completely different calendar year. Will be getting a new appraisal!!! I would never trust them to truly value a home!
I did not receive a call or ANY contact about booking an appointment for my appraisal, just the completed report emailed to me. This "drive by" appraisal is ludicrous! The valuation is >$50K less than it was a year ago? I wanted to see how much it had gained in value in this market, not depreciated. This company didn't even come into my home to view any of the upgrades, the cleared views of the Intracoastal waterway, etc and now I am stuck with an appraisal that is $100K, $100K!, than expected. If your lender sends this company out to do an appraisal, tell your lender you refuse and to send someone else. Our home "increased" a whopping $75,000 in value within 3 months by using a different appraiser. Our new built home is less than 2 years old. Went from -$25k in equity in a rising market using Ancient City Appraisals, to +$50k equity over what we paid using a different local appraiser.
